I am looking for a replacement tenant for my 14 m² furnished private student room at Xior Student Housing, Avenue de la Couronne, 1050 Ixelles. The room is available from 15 January (an earlier move-in date is also possible). The residence is within walking distance of ULB and VUB and offers pleasant common areas where it’s easy to meet other students.

Public transport connections are excellent:
Etterbeek train station: 700 m (10-minute walk)
Bus 95: right in front of the residence
Bus 71: 350 m (5-minute walk)
Both buses connect directly to the city centre via different routes.

Room details:
Furnished with desk, office chair, bed (mattress not included), and wardrobe
Private kitchenette and private bathroom

Rent & costs:
Base rent: €527 / month
Fixed all-inclusive charges: €125 / month (utilities & services)
Total monthly cost: €652
Deposit: €1, 054 (2 months of base rent)

This is an official contract takeover with Xior.

Conditions for takeover:
The contract must end at the end of August 2026
The replacement tenant must be a student

My current contract ends in August 2026, which is why this is the minimum required end date. After that, any extension would be discussed directly with the xior.
